Williamson County Home sales statistics were compiled for 2010 through 2017. The Median Sale Price, Sales Volume and Median Days on Market were charted to see how these market indicators have changed as the market has improved. The median price for single family homes in Williamson County was $473,397. The median sale price has increased 6% since 2016, 14% since 2015 and 19% since 2014.
The Williamson County home sales volume for 2017 was 5328. The total number of homes sold only increased about 1% from 2016 to 2017. There was a 4% increase from 2015 to 2017. The units sold increased by 16% from 2014 to 2017. It is likely that the limited increase in total sales in the past couple of years was due to low inventory of homes for sale.
The median days on market for single family homes in Williamson County has experienced the most drastic change in the past few years. The median days on market was just 10 days in 2017 and 11 days in 2016. By contrast, the median days on market was 35 and 49 in 2012 and 2011 respectively. Homes are selling quicker and for a higher price than they have in recent history!
Next the percentage of homes sold in each city was compared to the total for Williamson County. Over the last 8 years, the percentage of homes sold in Franklin and Brentwood has declined in relation to the total sales in the county. Sales in other cities like Thompsons Station, Spring Hill and College Grove have increased in relation to the total sales in all of Williamson County.
Another interesting observation is that Arrington, College Grove and Nolensville had a much higher percentage of newer homes sold in 2017 than the other cities in Williamson County. Newer homes were defined as homes built between 2013-2017. Newer homes made up about 42% of the total home sales in Williamson County during 2017.
In 2017, the highest month for closings of Williamson County homes was July with 609 closed sales. The lowest month was February with 282 sales.
