Homes sales statistics were pulled for Williamson County, Tennessee for January through May of 2018. Some of the data charted included Median Sales Price, Total Units Sold, Median Days on Market and the Percentage of Newer Home Sales when compared to the total units. The median sales price for Brentwood was $715,000 and Franklin was $515,275 during the first 5 months of this year. The highest median sale price for a single city or town was Arrington at $750,000. The more affordable are was Fairview at $298,116. The category called Other was primarily rural areas like Bon Aqua and Primm Springs. It’s likely these sales included acreage.
The total home sales volume in each city or town in Williamson County is shown below. Franklin had the most sales during the first 5 months of the year with 788 closed properties. Brentwood and Spring Hill were next with 301 and 290, respectively. Arrington had the fewest sales of the cities charted at 24 home sales.
The median days on market for single family home sales in most Williamson County cities ranges between 42 and 51. Franklin and Brentwood homes are spending less time on the market with just 10 and 18 median days on market,respectively, for January through May of 2018.
The sales volume of newer homes was compared to total home sales for each sizable city or town in Williamson County. For the purposes of these calculations, home built during or after 2014 were considered as newer. About 74% of College Grove’s home sales qualified as newer homes during this time frame. Brentwood had the lowest portion of newer home sales at just 20%.
